Piling homes have long been the foundation of resilience along North Carolina’s shifting inner bank shores and coastlines. Understanding your flood zone is FEMA's way of showing how likely your property is to flood. Your flood zone isn't just a label on a map. The flood zone determines your elevation requirements, your insurance costs, and whether your home needs pilings to stay safe during storms. It determines how your home must be built, measures the elevation, and determines whether the property can be insured in coastal North Carolina. North Carolina follows FEMA's floodplain rules, but the state adds its own standards to keeping coastal homes safer. Eastern North Carolina has faced 34 hurricanes since 1960 — and every one of them proves why your home needs a foundation built for coastal living. Elevation is one of the biggest factors in how much a homeowner pays for flood insurance. FEMA and the National Flood Insurance Program (NFIP) use your home's height compared to the Base Flood Elevation (BFE) to calculate your premium. The higher your home sits above BFE, the lower your long - term costs. Pilings aren't just a construction choice - in many coastal areas of North Carolina, they're a requirement. FEMA, NC Floodplain Management Rules, and local building codes all determine when a home must be elevated on pilings to stay safe from flooding, storm surge, and wave action. At Riverside Builders, we install deep‑driven, storm‑ready pilings engineered for flood zones, waterfront properties, and the shifting soils of the Inner and Outer Banks. Building near the shoreline? Let us help tailor a PILING - BASED PACKAGE that includes elevated foundations, flood-resistant materials, and marine-grade finishes. Most of our foundations can be completed in a week. The planning, engineered piling plan, and layout usually a little longer. Most of our foundations are built with 8" x 8" treated wood pilings. Girders can be treated 2" x 12" lumber or engineered laminated beams (LVL's). All connectors are hot - dipped galvanized bolts, nails, and straps. Site built homes on pilings require about the same amount of time to build. Modular homes can be set on an elevated foundation and completed in about 4 to 6 weeks. One of the major cost differences for a raised home is the decks and steps. They are higher and usually larger.
